Most flat roofs in the Netherlands are covered with bitumen roofing. This is because bitumen has a long lifespan. Bitumen is durable and easy to repair or renovate. This makes it possible to recycle or renew a worn roof. Renewal is carried out by applying a new top layer (overlaying). This top layer is bonded using heat.

Bitumen roofing is the most commonly used roofing material on flat or slightly pitched roofs. Its strong adhesion and excellent waterproof properties make it particularly suitable for the Dutch climate. In addition to bitumen roofs, we also frequently encounter mastic asphalt roofs. In the event of a leak in a mastic asphalt roof, we replace the flat roof down to the roof deck.

Do you have a leak in your bitumen roofing? This can be caused by worn bitumen roofing or clogged drains. Proper maintenance can slow down wear on your roof. For example, check your roof edges, drains, penetrations and seams for ageing or potential leak points.

Bitumen roof inspection

During a roof inspection of your bitumen roof, we assess the condition of the bitumen roofing. We identify risk areas and check the drains, penetrations, roof edges and the roof slope. Your flat roof is fully inspected for ageing and wear. Signs such as cracking and dried-out bitumen roofing indicate that the roofing material has deteriorated.

Do not wait too long to renovate your bitumen roof. There is a significant risk that cracks and gaps will increase in size due to factors such as frost. If properly assessed, the top layer of your roofing can often still be renovated. If the condition is very poor, we recommend carrying out a more extensive inspection. If the condition of the underlying layer is unknown, we will make test cuts in the roofing.

With SBS bitumen roofing, it is often chosen to cover the roof with, for example, a gravel layer, as this type of roofing can become porous more quickly when exposed to UV radiation.

Roof systems

There are various flat roof systems, such as fully bonded systems. These systems are mechanically fixed using a matching and torch-applied underlayer with fastening plates. Fully bonded systems therefore do not need to be weighted with gravel. This is in contrast to loose-laid systems, which do require ballast.

Roof edges

Roof edges are the finishing elements of your flat roof and are available in various materials and finishes. They are always mechanically fixed because roof edges are sensitive to storm damage. In addition, movement in a flat roof mainly occurs at the roof edges. Due to roof penetrations and drainage on flat roofs, roof edge leaks are a common issue. A loose roof edge or finish can cause an immediate roof leak.

 

We install the following types of roof edge finishes:

  • Traditional aluminium roof trims as roof edges
  • Custom-made zinc capping profiles for a clean and durable finish
  • Coated steel cover caps, also known as plastisol-coated metalwork (often referred to as sheet metal flashing)

Each material and type has its own advantages. Aluminium roof trims are a commonly used standard type of roof edge. They are easy to install and easy to work with during renovation projects. Zinc roof edges are often custom-made; zinc has a long lifespan and accommodates movement very well. We also frequently work with fabricated steel for a colour-matched and custom-made finish. This can be supplied fully according to your requirements. The material is mechanically installed using colour-matched accessories and the appropriate fixing materials.

Replacing and insulating a bitumen flat roof

When planning your renovation, you can save on energy costs. We always recommend installing insulation on your roof. Flat roofs can be insulated from the inside or from the outside. There are various types of insulation and multiple options for insulating your flat roof. Ask about the possibilities. When installing insulation boards, we use only high-quality insulation from well-known Dutch suppliers.

Installing insulation may sound simple, but a specialist must prevent all thermal bridges. You want to achieve maximum efficiency when insulating your roof. All joints, gaps and cold areas of the roof must be properly sealed. Ask for advice if you want to insulate your bitumen or other flat roof. If necessary, we install a concealed gutter by adjusting the height of the flat roof. This optimises drainage and extends the lifespan of your flat roof. It also allows us to maintain the existing height of your roof edges or roof installations.
